Let me kill a limiting belief that may be holding you back from buying your first investment property.
You think you need money, but you don't.
I see it all the time I talk with someone wanting to invest in real estate for the first time they say...
"I will invest when I have the money"
Unfortunately, "When" is a code word for never.
The truth is that all you need is three things:
1. Sales and marketing skills.
2. A plan of action.
3. A deal.
In this newsletter, in 5 minutes or less, I want to share with you a simple framework to help you get your first investment property.
And if you've already purchased your first and you are now on your 100+, there may be a tip or two in here that will help on your journey.
Watching YouTube videos, reading books, and attending investment meetings is a start but you need additional foundational skills to help you launch...
You need sales training.
If you can't properly sell, it's going to be hard to secure a deal which is why you need the learn the art and science of selling.
Psychology and persuasion are the art of sales.
Activity and data are the science of selling.
You need both.
You can learn every investment strategy under the sun, but if you can't close, you are going to go broke.
You also need to learn the art and science of marketing to generate leads but again, if you can't sell, you're going to go broke.
My advice is to learn how to sell and there is no better way to learn how to sell than by doing.
The steps to success when it comes to learning any skills are the following:
1) Learn
2) Practice
3) Fail
4) Learn
5) Practice
6) Fail
7) Learn
8) Practice
9) Win
10) Learn
You get the idea. You need to learn how to fail your way to success. There is no way around it.
You have to learn how to get comfortable with rejection, that is just part of the game.
By the way, if you are already in sales and you not making the money you want to make, my advice is to get into proximity of someone that is killing it!
Shadowing or mentoring is part of learning and growing. You can't be a champion unless you work out with champions.
Get in the room with champions.
Once you have some foundational sales and marketing skills, you need to come up with a plan of action to get your first deal.
Don't let your fear of not having money stand in your way. The truth is that if you find a deal, the money will find you.
I know this is hard to believe but it's true, money is not the issue, your ability to find and negotiate a deal is the issue.
And by the way, if you have a deal, I'm always happy to partner with you or lend you the money so don't let money stand in your way.
So, here are the 10 steps to finding your next deal and then scaling your business:
Build a small targeted list of 100 houses that look like they need work from the outside. Generate this list by driving neighborhoods no further than 30 minutes around your home.
​Use Batchleads to get the names of phone numbers of the people who live in those homes.
Call the 100 homes on your list with a simple script. "I work with a group of investors that buys houses in your area in AS IS condition, are you open to selling?"
Mail the list monthly. Simple Message: I buy houses in AS-IS Condition. If you are considering selling I'm interested in buying
Call the list quarterly.
Clean your list every 6 months remove any properties that have already sold and add new ones to your list.
Never stop.
Learn how to do this better than anyone else. Become a master at writing the letter, making the call, and doing the follow-up.
When you make enough money, hire and build a team of people to help you execute this plan.
Increase the size of your list and grow (if you want).
If you follow this simple plan, two magical things are going to happen:
You are going to learn.
You are going to get a deal.
Either way, you can't lose.
