The Power of Yellow Letters ✏️💛

I woke up this morning thinking about practical real-world advice on how to help you generate more business.
In this newsletter, in 5 min or less, I want to share a quick story that illustrates how powerful a simple Yellow Letter can be for your business.
Mike Cappello is the Area Director of our home buying division www.sellsimpli.co, he is an amazing operator and an overall great person.
He specializes in buying homes where sellers don't want to go on the MLS and want a non-traditional way to sell. The beautiful part about this business is that it helps feed our traditional sales team and helps us build wealth through asset accumulation.
Some examples have been:
The seller's business partner died and the property was going into foreclosure. We made up the back payments and purchased the property Subject to the existing loan at 2.5% and added it to our rental portfolio.
Husband and wife were living in the property for 20 years. They had fallen on hard times from a medical problem (one of the leading causes of filing for BK) and they were facing foreclosure. We purchased the property and arranged for them to stay in the property by reorganizing their debt.
The family had inherited a property and did not want to do the repairs. We offered cash and a quick close.
All three of these had one thing in common (besides motivation)...the Yellow Letter.
Over the last few months we have tested:
Pretty postcards
Radio
Simple yellow letters
Here are our results:
We sent out 5,000 pretty postcards with our logo, and Mike's pictures, with our "we buy houses" messaging and got 3 calls. No properties were purchased. Total bust. The financial investment was $3,000 and doesn't include the time or design cost.
We ran hundreds of radio spots on a local station. Spent $15,000 over 5 months, and got just a handful of calls. No properties were purchased, another total bust!
We sent 2,000 simple yellow letters, received 37 calls, and purchased 3 properties. Total investment 2K. Profit/equity created 150K. That is what I'm talking about!!!!
So I had to scratch my head and ask...why?
Why were these simple yellow letters so much more effective?
I did a little research and this is what I found:
1) The envelope looks handwritten and creates curiosity. It compels you to open it.
2) It's personalized and makes you feel like there is a "real person" on the other side of the letter.
3) It's a simple message and does not cause confusion. Confusion is bad for conversion.
4) There is a clear call to action which compels sellers to call.
Could it really be this easy?
YES! It really is.
Don't overcomplicate your lead generation efforts.
Do what works. Now go find another listing or deal.
